We work with small to medium commercial sites where consistency and trust matter more than headcount. Not industrial. We leave warehouses and large multi-floor blocks to the agencies built for them.

A small commercial operation that takes on small commercial clients. The model fits.

Big commercial cleaning is its own industry. Multi-site contracts, supervisors, agency staff, paperwork stacks. It works for office blocks and supermarkets. It does not work for the local solicitor with six staff above the bookshop, or the pub on the corner that needs the WC done before the doors open.

For those premises, what works is a real person who turns up at the agreed slot, with a key, with the products, and gets the job done before the first customer arrives. Same face, same time, every week. The contract is one page. The relationship is direct. The phone you call is the phone Nikki answers.

We work with around a dozen small business clients across Richmond and Darlington. Capacity is intentionally limited. At our size, doing the work properly matters more than scaling the number of postcodes covered. If we can't serve a new contract well, we say so.

Insurance, key-holding, alarm protocols and contract terms are all proper. The professionalism is in the operation, not just the language. Certificates and references available before signing.

We work the slots your business doesn't need.

Pre-opening

5am-8am, before staff and customers arrive. Office and shop premises mostly run this way. We let ourselves in with a key, work through, leave before the first person turns up. The premises are ready when the team walks in.

Lunch-break window

12-1pm or 1-2pm for premises that close for lunch. Quick refresh: toilets reset, floors checked, kitchenette tidied, anything that took a hit during the morning rush.

After-close

5pm-8pm, often the slot for offices and salons that prefer the workspace cleaned after staff have gone home. Floors get done last, dry by morning.

Out-of-hours

Weekend visits, evening deep cleans, between-tenant cleans for commercial lettings. Quoted as one-offs or built into the contract.

One page. Rolling monthly.

Commercial contracts should be straightforward. Ours are.

Site visit first. Before quoting we come and look at the premises. Square footage matters, surfaces matter, current state matters. The number of toilets matters. A quote without a site visit usually goes wrong for both sides, so we don't do it.

Scope and frequency agreed. Daily, three times a week, weekly or fortnightly. Whatever suits the premises. Scope is itemised in the contract so there are no "you didn't do X" disputes later. If you want something added, we adjust the visit length and re-quote.

Rolling monthly term. 30 days notice from either side. No long lock-ins. The contract works because the work works, not because of a clause that traps you in.

Insured, key-held, alarm-trained. Public liability and accidental damage insurance, certificate shared at signing. Key-holder agreement signed separately. Alarm codes treated with the discretion you expect.

Invoiced monthly in arrears. One invoice per month, paid via bank transfer. Consumables (if supplied) on the same invoice. No setup fee, no exit fee.

What business owners ask first.

Commercial cleaning is quoted specifically to the premises, hours, frequency, key-holding requirements, consumables and any hygiene or access needs. Nikki gives a clear quote before work starts.

Both. Most office contracts run pre-opening (5am-7am) or after-close (5pm-8pm). Retail premises often prefer a lunch-break midday window. Hospitality (pubs, cafés) tends to be early morning before service. We work around your trading hours.

Small offices, professional practices (solicitors, accountants, surveyors), retail shops, salons, gyms and studios, pubs and cafés. We are not currently set up for industrial cleaning or large multi-floor buildings. We keep to small and medium premises where the owner-operated model works.

Yes, fully insured for public liability and accidental damage at commercial sites. Certificate available on request and routinely shared with new clients at contract signing.

Yes, key-holding and alarm-code access are standard for after-hours work. We sign a key-holder agreement at contract start and treat security details with the discretion you would expect.

After a site visit we agree scope (areas, frequency, visit length, what is included), then issue a one-page monthly contract, rolling month-by-month with 30 days notice from either side. No long lock-ins. Invoiced monthly in arrears.

Optional add-on. Many small offices manage their own consumables. For clients who want a turnkey service, we can include consumables (toilet paper, hand soap, paper towels, bin liners) in the contract and bill at cost plus a small handling charge.

Yes. Post-renovation cleans, pre-opening deep cleans, post-event cleans and seasonal resets are offered as one-off jobs alongside our regular contracts. Quoted per job.
