The Kitchen Trap
Cleaners who don't do tenancy work skip the same things: the gunk on the oven door inner glass, the gasket runners, the lint under the washing machine drum housing, the dust behind a 6kg fridge. Inventory clerks check these by reflex. Almost every "cleaning" deduction starts in this room.
The Mineral Build-Up
Limescale on chrome from years of hard water. Pink mould rings in shower silicone. Soap-scum film on screens. We treat with proper acid descalers, not supermarket spray-and-wipes. Surfaces come back factory-bright. Inspection clerks look here first.
The Hidden Channels
Window tracks. Sash runners. The aluminium channels at the base of every sliding door. These collect grit that's invisible until a clerk runs a finger along them on inspection day. We open every window and clean the channels with a brush, not a wipe.
What Furniture Hid
Wherever a sofa, bed or wardrobe spent the tenancy, dust and skirting marks accumulate on the wall and floor underneath. The moment furniture leaves, every shadow becomes visible. We treat these zones as priority. Clerks always look.
Carpet, Done Properly
Tenancy agreements almost always specify "professional cleaning." A hire machine from the supermarket isn't professional cleaning and won't pass with a clerk who knows the difference. We use truck-mount-level extraction equipment and provide the paper invoice that gets accepted at handover.
Outside Space & Bin Stores
For ground-floor flats and houses: garden returned to move-in condition. Patio moss treated. Shed and garage emptied. Bin store washed, the green and black bins out for collection. The outside has its own line in the inventory report.

A "letting-agent standard" clean isn't the same as a domestic clean. The inventory clerk has the original move-in report on a clipboard. They walk every room comparing the current state to the photos taken when the previous tenant moved in. Anything different goes on the deductions list.
If you've rented before, you know how this goes. Skirting boards dusty: deduction. Limescale on the shower: deduction. Behind the oven not cleaned: deduction. Garden weeded badly: deduction. Letting agents are paid to find things, and they will find what's missed.

1. Book 3–7 days before checkout
Move-out cleans book quickly, especially at month-end. Get a date in the diary as soon as you know your checkout. We'll firm up timing closer to the day.
2. Quick quote: bedrooms & condition
A 5-minute chat covers it: how many bedrooms, current condition, do you need carpets done, is there a garden. Fixed price quoted on that. No hourly surprises on the day.
3. Day before or day of checkout
Best when the property is empty (no furniture left to clean around). Most tenants book us the day after their removal van leaves, the day before the inventory check.
4. Carpets last, receipt provided
If carpets are part of the booking, we do them last with professional hot-water extraction. Paid receipt for your file. Letting agents often ask for it.
5. Photos for your file
We photograph the property on completion. Useful for your handover with the agent. Useful if any deduction queries come up after.

Take a typical rental in Darlington with a sizeable deposit. A professional end-of-tenancy clean is quoted before the job starts, and carpet cleaning is added only if the tenancy agreement or inventory needs it.
If the DIY clean misses things - and most do - the agent can still raise cleaning deductions and may add a separate carpet cleaning fee. Those deductions can quickly exceed the quote you would have agreed upfront.

End of tenancy cleaning is quoted for the exact property, inventory standard and checkout date. Nikki prices each job after a quick chat, photos or a visit, including bedrooms, bathrooms, condition, appliances, carpets, outside areas and access.
Three to seven days before your checkout date is ideal. The clean is best done after you have moved out. An empty property gets a proper inspection-standard finish. We can do it the day before checkout or on the morning of the inventory check.
Yes, professional hot-water extraction carpet cleaning is available as an add-on, with a receipt for your file. Most tenancy agreements require professional-grade carpet cleaning and ask for the receipt at handover. A hire-machine clean from a supermarket usually does not meet the standard.
If we cleaned it and it gets flagged on inventory check, we come back and re-do it at no extra cost. We photograph the property on completion so there is a record. Damage repairs (filling holes, paint touch-ups, broken fittings) are beyond our scope.
Yes. We work directly with landlords, letting agents and tenants. Many landlords prefer to handle the end of tenancy clean themselves between tenancies. It gives them control of the standard. We invoice whoever is booking.
